Kingston named England’s 10th highest flood risk area, according to research

Flood risk is rising across England, and recent predictions indicate that nearly half a million homes, including those in Kingston borough, could be deemed 'unsellable' by 2050.

Cash House Buyer Sell House Fast has revealed the riskiest places to buy and sell property in England, based on flood risk, and additional factors such as air pollution levels, road collision rates, and coastal erosion risk, and Kingston is the 10th highest area.

The leading region for flood exposure is Hull, where more than one in six (16.8%) of properties are deemed a high flood risk; this equates to roughly 20,958 places.

Kingston upon Thames features in the 10th place in the ranking, with seven per cent of properties noted as a high flood risk.

This forms part of Sell House Fast's wider research into the riskiest areas for buying and selling property in England.

Other factors affecting Kingston upon Thames include:

  • Recorded local crime rate of 65 per 1,000 people
  • Air pollution levels of 8.3PM2.5
  • 485 road collisions per billion vehicle miles
  • No properties at risk of coastal erosion
  • An overall risk score of 5.23 out of 10.

Jack Malnick, Managing Director at Sell House Fast, said: "Flood risk can be one of the hardest issues for sellers to overcome because it can affect both value and saleability.

"For buyers, it can raise concerns about insurance, mortgage approval, future costs, and the home's long-term practicality.

"That can make a property harder to sell with confidence. Where flood exposure is higher, sellers may face more hesitation, more negotiation, and more pressure to justify the asking price."

The flood risk in the core research is a once in a Century risk and is based on number of properties at risk, not likelihood. Badly interpreted data so should not be a newsworthy item
