New housing data from Yopa reveals that house prices near Tiffin School and Tiffin Girls' School are over 18% higher than the Kingston average.

The Tiffin Girls' School is ranked fifth nationally among top state secondary schools, with its partner boys' school sitting at 11th.

Whilst these rankings reinforce North Kingston's reputation for educational excellence, they are also fuelling a hyper-competitive local property market

KT2 property prices are valued at an average of £728,937, making it the most expensive postcode in Kingston.

By comparison, the average price for the entire local authority is less than £595,000.

This represents a massive premium for those wanting to live in close proximity to both Tiffin schools, and is becoming a massive trend across the country.

The Colchester Grammar School, ranked fourth in the country, is in an area with house prices over 20% higher than the local average.

The eighth ranked school, Henrietta Barnet School, has caused an even larger disparity with house prices being 37% higher in NW11 than surrounding neighbourhoods.

For local estate agents, this only confirms what buyers have known for years: proximity to opportunities and academic success dictates market value.

While both Tiffin schools select students through rigorous entrance exams rather than only catchment areas, many parents find a KT2 postcode incredibly attractive.

According to Yopa, as housing prices continue to rise, ordinary families risk being priced out of the borough's most desirable neighbourhoods.

It said: "This risks turning academic success into an exclusive real estate luxury."
