Rent prices in Kingston increase by 8.9%, according to data

According to Landlord Today, "A prominent index suggests that areas of Greater London, the South East and the South West are facing a 12-year high in sales stock levels."

And Kingston has the highest rent increase among all London boroughs with rents increasing by 8.9%.

Sutton and Wandsworth come next with rent prices increasing by 8.8% and 8.3% respectively. 

Landlord Today suggests that such increases are because of an exodus of landlords quitting the private rental sector because of taxes and red tape.

It writes: "The Home index says the level of oversupply in some southern England regions is such that vendors "are increasingly willing to take a hit on their expectations in order to secure a sale"."

However, ccording to the Office for National Statistics (ONS), the average house price in Kingston upon Thames was £569,000 in December 2024 (provisional), up slightly 1.2% from December 2023.

The data shows that there was little change in the average house price across London over the same period.

ONS found that private rents in Kingston rose to an average of £1,728 in January 2025, an annual increase of 5.7% from £1,635 in January 2024 and that the average price paid by first-time buyers was £464,000 in December 2024 (provisional).

It also found that for homes bought with a mortgage, the average house price was £571,000 in December 2024 (provisional).
