Kingston homeowners slash asking prices by over £17,000

Kingston (KT) homeowners were reducing their asking prices by an average of -£17,074 (-2.73 per cent) over the last 12 months.
Professional fast homebuyers and auctioneers Property Solvers has revealed the areas in Kingston where home sellers have been reducing their prices the most.
Tracking 3,055 property transactions between September 2025 and September 2026, the monthly updated asking vs. sold price difference tool shows the average differences between asking prices on the UK's leading property portals and their actual sold prices lodged at the HM Land Registry.
The data therefore monitors the entire house sale process from initial listing, viewings, negotiation, offers, agreement through to the survey process, conveyancing, exchange and finally completion.
Based on a minimum of average sales (to not skew the results), some of the biggest price discounts in Kingston were seen in the KT24 (Leatherhead) postcode.
Across this region, 39 sellers were knocking off an average of -£25,037 (or -2.95 per cent) from the initial asking price in the 12 months to September 2026.
Over the same period, the lowest hits on price were seen in KT16 (Chertsey), where 126 home sellers reduced their properties by an average of -£13,233 (or -2.8 per cent) to get the sale going.
Ruban Selvanayagam, co-director of Property Solvers, said: "Although market conditions remain challenging, well-priced homes continue to sell across the country.
"Buyers are simply more discerning than they were a few years ago and have become much more conscious of value."
"The gap between asking and achieved prices often reflects sellers testing the market rather than where buyers are actually prepared to transact.
"Looking at genuinely completed sale prices alongside current asking prices provides a far clearer picture of local market conditions."
He added: "Our monthly updated tool allows anyone to compare asking prices with completed sales in their own postcode, helping sellers price more realistically and giving buyers useful context when negotiating."
