Kingston property of the week: 'Old School House' in conservation area

By Ellie Brown - Local Democracy Reporter 22nd Feb 2022

A STRIKING period home in one of Kingston borough's conservation areas has gone on sale.

The 4-bedroom property, named 'The Old School House,' comes with feature fireplaces, latticed windows and exposed beams.

The house is also in the Kingston Vale conservation area, which covers 103 properties near Richmond Park's Robin Hood gate.

Kingston Vale, once a small hamlet on the route from London to Hampton Court, grew in importance in the early Victorian era as a stopping place for coach traffic at the Robin Hood Inn (now flats).

By 1847 the area had become a parish, but it was bypassed by the railways and didn't see a population boom until the opening of the Kingston Bypass main road - 80 years later.

However, the area's closeness to Richmond Park, in particular the White Lodge, a former Royal residence, has brought the local church some glamorous visitors.

St John the Baptist, which serves 1,000 households in the small Parish, has counted three future Kings among its worshippers - including the Queen's father King George VI when he was the Duke of York.

Future Kings George V and Edward VII, their wives, the Queen mother and Princess Mary Adelaide also visited the church, according to its website.

The Old School House is located across the road from St John the Baptist church and adjoins one of the Church halls.

Perks of the secluded Kingston Vale location include its nearness to Richmond Park and the A3, so Kingston town centre, Wimbledon and Putney aren't far by car.

However, regular train users should note that the house is 1.8 miles from the nearest rail station (Norbiton), though Kingston Vale does have a 24-hour bus service (the 85) for those who lack a car.

Perhaps more off-putting will be the £850,000 price tag - which is not that much higher than the average property price in Kingston borough but well outside of most people's budgets.
