When people think of water damage, they often picture a burst pipe flooding a kitchen or water pouring through a ceiling. In reality, many of the costliest household repairs begin much more quietly, with subtle warning signs that are easy to overlook or put off until another day.

An unexplained increase in your water bill, a damp patch that keeps returning after decorating, or a heating system that constantly needs topping up may all seem unrelated. However, they can each indicate that something within the property deserves further investigation rather than repeatedly treating the visible symptom.

Kingston's varied housing stock adds another layer of complexity. From Victorian terraces and converted period properties to riverside apartments and modern family homes, plumbing systems vary considerably between buildings. More often it's a higher water bill, a recurring damp patch or a heating system that keeps losing pressure. They're small changes, but they're often the first indication that something isn't quite right."

He says one of the simplest checks available to homeowners is also one of the most overlooked.

"Most people only look at their water meter when they're submitting a reading. If all taps, appliances and outside water supplies are turned off, the meter should normally remain still. If it continues to register water usage, it doesn't automatically confirm there's a leak, but it does tell you that water is being used somewhere. That's something worth investigating rather than ignoring."

Where a plumbing problem is suspected, professional leak detection helps establish the cause before unnecessary excavation or disruptive building work takes place, allowing repairs to be based on evidence rather than guesswork.

Not every hidden water problem is caused by a leaking pipe. Overflowing gutters, damaged downpipes and defective roof coverings can all allow water to enter a property over time, while dripping taps and toilets that continue running after flushing can quietly waste thousands of litres of water each year, increasing household bills without homeowners realising.

Likewise, a sealed heating system should not require regular topping up. If boiler pressure continues to fall, it's often a sign that something within the system requires attention. Ignoring the issue may not only reduce heating efficiency but can also allow a small fault to become a much larger repair.

The common thread is that expensive property repairs rarely begin with dramatic failures. More often, they develop gradually through a series of small warning signs that are easy to dismiss because life gets busy or the symptoms appear insignificant.
